What pushes cost up

Square footage

More floor, tile, fence line, or wall area means more material and more days.

Tile and fixture selections

The widest swing in any bathroom — standard porcelain and stock vanities at one end, imported tile and custom glass at the other.

Moving plumbing or wiring

Every relocated drain, supply line, or circuit adds work behind the walls and under the floor.

Subfloor repair

Very common in coastal humidity. We won't cover a soft floor — we show you photos and price the repair in writing.

Fence length, height, and material

Plus gate count, and the post depth sandy soil demands.

Surface prep and paint coats

Salt washing, mildew treatment, scraping, priming — coastal paint lives or dies at prep, and prep takes time.

Site access

A third-floor condo bath or a tight side yard takes longer than open ground.
