Flooring installed for the realities of a coastal home — sand at the door, humidity in the air, and salt on everything.

This is for you if…
- You're replacing carpet or worn flooring in a home you'll keep — or a rental that takes sandy feet all summer.
- You want flooring picked for coastal humidity, not just for the showroom photo.
- You've seen floors buckle or gap in a beach house and want to know why before you buy.
And honestly, not if…
- Structural subfloor framing or joist replacement — we repair subfloor decking, but load-bearing framing is outside what we do.
What it is
Installation of luxury vinyl plank, tile, laminate, and engineered wood. Coastal homes punish flooring in specific ways: sand is an abrasive that grinds finishes, humidity swells and gaps wood products, and rentals multiply all of it. We check moisture, prep the subfloor, acclimate materials, and install per the manufacturer's published instructions — expansion gaps included, because skipping them is why beach-house floors buckle.
Problems this solves
- Buckled or gapped planks — usually skipped acclimation or missing expansion gaps; we do both right.
- Finishes dulled by sand — solved with material choice and honest guidance for entry areas.
- Soft spots underfoot — subfloor decking repaired before the new floor goes down.
What's included
- Old flooring removal and haul-away
- Moisture check and subfloor prep
- Material acclimation on site
- Installation per the manufacturer's published instructions
- Trim, transitions, and thresholds
- Final walk-around with you
How the job runs

What affects the timeline
- Square footage and number of rooms
- Material — LVP, tile, laminate, engineered wood
- Subfloor condition and repair
- Furniture moving
- Existing floor removal
The same factors drive cost — explained in plain terms here, with no figures, because your written estimate is the real number.
