An irrigation system on the Emerald Coast lives in blowing sand, intense UV, and a growing season that barely pauses. It runs almost year-round, which means it wears almost year-round. Here's what actually fails, and the simple rhythm that catches it early.

What our environment does to a system

Sand is inside everything. Wind-blown and splash-carried sand works into spray heads and valve seats. Heads stick up or fail to retract, spray patterns turn to dribbles, and valves weep because a few grains hold them off their seat. Gritty, uneven spray is sand talking.

Sun eats the exposed parts. Above-ground valve boxes, exposed pipe, and controller wiring take UV every day. Brittle, chalky plastic components on the sunny side of the house fail first — the same UV logic as coastal paint, applied to PVC.

Growth never stops. St. Augustine grass swallows heads in a season. A head buried in runner grass waters the grass blades above it and nothing else, and the brown patch appears twenty feet away where its throw used to land.

The rhythm that works

Twice a year, run every zone and walk it: look for heads that don't pop, don't retract, spray unevenly, or geyser (a cracked body). Clear grass from around each head. Check the rain sensor by eye — they age out quietly, and a dead one waters through every thunderstorm on your dime. After any digging in the yard — fence posts included — run the zones nearby; we coordinate exactly this when our own fencing work crosses irrigation lines.
